What Is Damp Proofing?

What Is Damp Proofing?

Damp proofing is the process of treating foundation walls, usually on the exterior, to block moisture in the soil from passing through concrete. This is typically done using thick coatings like asphalt emulsion or roll-on membranes that act as a moisture barrier.

Damp proofing is not designed to stop flowing water. It stops water vapour and minor seepage. That makes it a strong choice for crawl spaces, frost walls or foundations on well-drained lots where full waterproofing may not be necessary.

Damp Proofing vs Waterproofing: Which One Do You Need?

This is one of the most common questions homeowners ask us. Damp proofing is a good option when your goal is to stop minor moisture but you are not seeing water coming through the walls. It works well when the soil is dry, the lot is well graded and the foundation is not exposed to hydrostatic pressure. Waterproofing is a better choice if you are already seeing water seep in. It is also the smarter option if your basement is finished or if the home sits on heavy clay soil that holds water. We always begin with a full inspection. If damp proofing is all you need, we will explain that. If we believe waterproofing is necessary, we will show you where and why.

Common Damp Proofing Methods

There is no one method that fits every foundation. We choose based on the type of wall, soil conditions, drainage setup and what the surface of the concrete looks like. Below are some of the main materials and systems we use.

A thick, rubbery coating applied to the outside of the wall. It cures into a flexible membrane that helps resist water vapour and minor seepage.

These dimpled plastic sheets create a small space between the soil and the wall. This space helps guide any moisture down toward the drainage system instead of into the concrete.

We seal cracks and gaps in the concrete with hydraulic cement before applying any coating. This ensures a smooth and tight surface.

For walls with surface wear or small cracks, we use this mesh to reinforce the coating. It strengthens the membrane and keeps it in place.

1. Aquamaster did an incredible job waterproofing my basement. The crew arrived exactly when they said they would, took the time to walk me through each step of the process, and worked with impressive focus and efficiency. After the heavy rain last week, water that used to seep in every storm didn’t even make it to the threshold — the basement stayed completely dry for the first time in years. They left the work area spotless and followed up to make sure everything was performing as promised. I’m beyond happy with the results and would recommend Aquamaster to anyone who’s had ongoing moisture issues.

Our window well was flooding constantly. Aquamaster sent out Mark and Anna. They replaced the drain, sealed the concrete, fixed the grading outside, and made sure everything worked before leaving. They even tested it with water to confirm the issue was solved. Super reliable team.

They sealed the crack, dug outside to improve drainage, and checked the grading around the house. They even gave us maintenance tips so we wouldn’t face the same issue again. Amazing service and very polite team.

We contacted Aquamaster after discovering moisture behind our storage shelves. Daniel and Mark handled the repair. They were extremely professional — walked us through the entire waterproofing process, pointed out issues we never noticed, and explained how the foundation was shifting over time. Our Damp Proofing Process

Our Damp Proofing Process

We do not rush this kind of work. Each job starts with understanding your foundation and how moisture is getting in. Here is what the full process looks like:

We inspect the wall, check the grading, test for hydrostatic pressure and decide if damp proofing is appropriate.

We chip out loose concrete, clean the wall, patch cracks and prep for good adhesion.

We apply the emulsion or membrane in multiple layers. If needed, we embed mesh to give extra strength and flexibility.

We can add an air gap membrane or improve drainage to help guide moisture away from the home.

We backfill carefully and walk you through the finished work, explaining what to expect over time.

How Much Does Damp Proofing Cost?

Damp proofing usually costs between $90 and $150 per linear foot. The final number depends on:

  • How many walls need to be treated
  • How deep the foundation is
  • What kind of prep work is required
  • Whether extra drainage or membranes are needed

We offer free on-site estimates and can also help with rebates or permits where required. You will get a clear price and full breakdown before we begin.

Let’s Keep Moisture Out of Your Basement

If your basement walls feel damp, sticky or musty, it is worth getting a professional look. Damp proofing is an affordable way to add a layer of protection without going to the full cost of waterproofing.

Contact Aquamaster for a free estimate. We will assess your home and explain your options clearly, whether you need damp proofing, drainage work or full waterproofing. No upsells. No pressure. Just honest, practical advice.

Frequently Asked Questions

It depends on what “wet” means. If your foundation wall has condensation or minor dampness from the soil, then damp proofing may work. But if water is entering or pooling inside the basement, you likely need waterproofing. We will check and give you clear guidance after an inspection.

With proper surface prep and quality materials, damp proofing can last 20 years or more. Its durability depends on a few key things—soil conditions, exterior grading, and how the foundation is backfilled. A well-maintained lot with good drainage and clear gutters helps prevent early wear. At Aquamaster, we use flexible coatings that move with the concrete as it shifts over time. That gives the system a better chance of holding up season after season.

Not exactly better, just different. Damp proofing is designed to stop soil moisture and water vapour from passing through foundation walls. It’s a great choice when there’s no water pressure or visible leakage. Waterproofing, on the other hand, blocks both moisture and actual water under pressure. It’s the right option if your home is prone to flooding or if the basement is fully finished. Our team helps you decide which one fits your situation best.

Look for signs like cold, clammy basement walls, a musty smell, or salt-like residue on concrete surfaces. If you don’t see visible water but the space feels damp or sticky, it could be a sign that moisture is moving through the walls. We offer inspections to help confirm if damp proofing is enough or if waterproofing is the safer route.

The main drawback is that damp proofing is not meant for situations with water pressure. It won’t stop leaks or standing water. It’s also less durable in poor soil conditions or areas with heavy rain and poor drainage. In short, it’s not a fix-all. If your basement has serious water issues, waterproofing may be worth the extra investment for peace of mind.
